"I make a conscious choice to work with Setle – because in the end, it saves me time.” – Nele Coenjaerts, real estate agent
You run a small real estate office in rural Hamont-Achel. How would you describe yourself and your way of working?
I work on my own, so I do everything myself—from purchasing to selling, customer follow-up, administration, and marketing. That makes my office small, but mighty. Personal service is key. I want clients to have one point of contact, with clear communication, transparency, and above all, honesty.
Why did you start using Setle?
Honestly, I wasn’t even looking for a new tool. But when Setle approached me, I was curious. And I must say: it proves its value. Despite my busy schedule, I consciously take time to work with Setle, because it actually saves me time in other areas.
In what way does Setle save you time?
Since I work alone, I’m very critical of the tools I use. They all need to truly add value. Setle absolutely does. The input I give results in a complete and accurate output. That allows me to answer potential buyers’ questions more quickly and thoroughly. They don’t need to come back with a contractor or expert, because the renovation report already contains a lot of information. That speeds up the sales process—especially for renovation properties.
How do your clients respond to the Setle renovation reports?
Very positively. I often create the reports myself, with the most feasible renovation options. Or I create them together with the client. Young buyers especially benefit a lot—they often buy impulsively or have many questions. Thanks to the report, I can really guide them. It helps them, and it helps me do my job well.
Do you also use Setle on the seller's side?
Yes, definitely. I use it as a purchasing tool to convince sellers to work with me. It shows I think along with them and can present their property to buyers in a realistic yet appealing way.
Why do you choose to highlight the EPC label so prominently on your website?
That’s a very conscious choice. I notice the EPC label is becoming more and more important for buyers—it’s often the first thing they look at. By displaying it prominently, along with the possible post-renovation label, I immediately provide valuable additional information. It prompts people to take a closer look and schedule a visit more quickly—sometimes even for homes they would’ve skipped otherwise.
What drives your approach?
I work this way because I truly believe in it. I believe in transparency and honest guidance, and Setle helps me deliver that even better.
